Pedernales Place Architectural Control Committee (ACC) In 1979 and 1980 when Pedernales Place Subdivision was set up, Restrictive Covenants and Use Limitations were filed in the Blanco County Texas deed records, (vol. 99 p. 427-436 for Unit One and Vol. 101, p. 935-943 for Unit Two). These restrictions “run with the land” and bind all present and future landowners. The ACC is charged with giving written approval for construction plans of buildings, structures and improvements in Pedernales Place (section 3.2) and has the right and authority to waive, modify, alter, change or approve any covenant, term, condition or restriction contained in the Restrictive Covenants (section 3.5) Information about the ACC can be found at www.ppacc.net
Pedernales Place Property Owners Association (PPPOA) was registered with the Texas Secretary of State in 1986.. By-Laws were adopted in May 1988. The purpose of the PPPOA, according to Art. 1, sec. 1 of the bylaws is to protect and promote the property rights and the interests of all members, family and guests of the PPPOA. The PPPOA owns the Community Park with river access at the end of Live Oak Canyon Drive. Membership in the PPPOA is voluntary, and is contingent on the payment of annual dues. Currently, dues are $50/year.
