As part of the process of obtaining approval to build a primary residence in the Pedernales Place Subdivision the Architectural Control Committee suggests that each property owner use the following Planning Guide in order to expedite the building process.
These documents are used to ensure that all planned construction will meet the
requirements of the Pedernales Place Restrictive Covenants and Use Limitations. The Committee’s formal review process will examine these documents as a part of the Construction Planning process.
Submit final plans and specifications in duplicate. When approved, one complete set of plans and specifications will be retained by the Committee and one set will be marked "APPROVED" and returned to the owner. Any modification or change to the approved plans must again be submitted to the Committee for its inspection and approval. (Section 3.3 of Restrictive Covenants)

Site Plan
The Site Plan should contain the following information.
Floor Plan
The floor plan must clearly indicate the size of the structure including dimensions
and scale of the diagram.
Structure Elevations
The Elevations must clearly show the nature of the external appearance of the
structure(s). It must also indicate the type of material used in construction.
Permit to Build Septic System
A copy of the Septic System Permit issued by Blanco County must be included as a part of your construction plan.
